ESOP: We expect that the green building trend further grows
The Romanian market is one of the most dynamic in the region due to the accelerated development in IT&C, BPO, shared services industries, and to the expansion of research & development centres throughout Romania, Alexandru Petrescu, managing partner, ESOP Consulting told The Diplomat-Bucharest. 2018-04-04 09:50:54
"The main university centres of Romania, namely Bucharest, Cluj-Napoca, Timisoara, Iasi, Brasov, Sibiu increase consistently in the above-mentioned fields, and we estimate that during the upcoming years a new wave of development shall emerge in tertiary cities like Constanta, Craiova, Oradea and Galati," said Petrescu. "We expect that the green building trend further grows, as tenants request these types of buildings and the landlords invest in buildings that are sustainable on long term."
Among the main market stimulators these days, Petrescu mentioned: employer's drive to offer increased comfort to the employees, to increase the level of satisfaction and retain talents within organizations; tenants' interest in having the offices within an accessible location, and with multiple benefits for the employees within the building and its immediate surroundings; increasing offers - quality large size office projects are in the pipeline, meeting tenants' expectations and needs. In total there will be 254,000 sqm modern office spaces delivered, A and B class, but 40 per cent of the offices to be delivered this year are already pre-leased as of the beginning of 2018, which is a good sign for the market.
