P3 Romania to consolidate its local presence in 2022
P3 has ‘ambitious plans’ for Romania in 2022. The company intends to consolidate its local presence by expanding both geographically and in terms of number of assets owned and managed.
“We will focus also on maintaining a high occupancy rate for P3 Bucharest A1 and we will remain close to our tenants and their needs, supporting them in growing and optimising their businesses. In the end, this is what we do: we provide our clients with a high-class occupancy experience in key locations across the continent. And because we care about the customers and communities we partner with, we develop environmentally sustainable warehouses to the highest international standard,” Sinziana Pardhan, Managing Director, P3 Romania told The Diplomat-Bucharest.
“We believe that starting this year it is possible to see some players, or new players interested in investing in urban logistics, but as e-commerce continues to grow year-on-year, we will also continue to witness the development of new, large logistics centres that will serve as regional hubs covering not only Romania, but also other countries in the CEE and SEE regions.”

“If I was to summarize to only one word, I believe that “positive“ is the term that better depicts the evolution of P3 in Romania during 2021. And this year, for us, positivity comes from both business results, and from the fact that we have managed to reach our sustainability goals, decreasing P3’s carbon footprint as a whole, and transforming P3 Bucharest A1 into a more sustainable, tenant-friendly and environmentally friendly place.
In terms of business evolution, results are, too, very satisfactory. By November, we registered over 90,000 sq. m. leased out in Romania, three new clients and a 100% client retention rate for the existing tenants.”

“Same as during 2020, the biggest challenge for me as a professional and for the business itself was the pandemic with all its facets and implications. The socio-sanitary-political-economic climate has been, too, as provocative as the pandemic, due to the lack of predictability it generates. “Out of all the social initiatives we have been involved in or supported throughout the year I would like to mention one that is very close to our hearts: “The Box of Joy” – a project we have gladly affiliated to when invited by our long-term partner Carrefour. Together with the Romanian Red Cross, P3’s volunteers have managed to bring a shred of hope and a bit of light in the hearts and homes of some truly disadvantaged families living in Chiajna commune, close to our park, near the Easter holidays. Moreover, there is also a dear CSR project related to our brownfield development, Ostrava Central in the Czech Republic, that P3 and our Czech team has been conducting during 2021, and that I believe is worth sharing with the Romanian readers. It goes by the name of “Ostrava in heart” (Srdcem Ostravák). P3 desired to show the people living in Ostrava that we, as an investor-developer that came to build locally, have respect for the city and the people who live in it. As part of this campaign, we have established cooperation with an NGO composed of a team of young doctors and medical students who strive to educate the public in the field of reproductive health, prevention of oncological and cardiovascular diseases. As P3, we support their educational stand #yourheartforlife, and our Czech team also participated to some other activities, and by doing so, we have supported their mission and facilitated the path for them to teach, free of costs, prevention to pupils and students in schools and community centres, where they often cannot afford it for financial reasons.”
KEEN ON GREEN | SUSTAINABLE, GREENER, COMMUNITY & ENVIRONMENTALLY-FOCUS
“First of all, I find it important to point out that P3 has had a major focus on sustainability this year and that we have been investing a lot of effort into decreasing our carbon footprint and making both our new and existing assets as sustainable as possible. And while P3 Logistic Parks already has three BREEAM-certified buildings in its portfolio, located in Central and Eastern Europe, another six will receive the standard in the following weeks. We have also completed all the necessary steps to certify – from the sustainability point of view – all our assets, and we are now in the process of obtaining the BREEAM IN-Use certifications for the existent buildings we own across Europe, including the 14 logistics buildings within P3 Bucharest A1. This means that in total, in the Central and Eastern Europe regions, we will have 151 buildings certified in terms of sustainability. Likewise, I would also like to say that, in addition to the positive impact it generates over the environment, the BREEAM standard also takes into account the social and economic aspects of a building. Thus, BREEAM certified constructions are not only sustainable, but also have the capacity to increase the well-being of the employees working in the park, all while protecting the natural resources. A BREEAM certified building focuses on providing a high degree of comfort for its tenants and adds value to the company, leading, over time, to the appreciation of the existing assets. For P3, the main objective is to improve the already existing facilities in its parks, ensuring that both current clients, future tenants and their employees will be able to run their business operations in the best conditions. Furthermore, any newly developed P3 building aims to achieve the BREEAM Very Good standard or above.”

“P3 is a global and innovative player, and while we support our tenants with automation processes and anticipate the trends that will help boost their businesses to reaching the next level, we, too, followed the path of digitization and aligned to global trends. In this context, we completed, this year, the digitization process for most of our internal processes, optimizing all in-house departments, as well as property and assets management segments by implementing a real-estate dedicated platform, thus becoming more performant and more efficient.
