Mediapost Hit Mail signs with Global Vision and Gobalworth for 19,000 square meters in Chitila Logistics Hub
Mediapost Hit Mail, the largest direct marketing company in Romania, has leased a 19,000 square meter space that includes storage and office space in the Chitila Logistics Hub industrial park, developed by Global Vision and Globalworth.
In this modern space in the park located next to Bucharest’s ring road, the company will operate logistics and e-commerce services for companies in fields such as retail, FMCG, energy or services.
The company chose Chitila Logistics Hub because of its state-of-the-art features and strategic positioning. The park has 75,000 square meters of warehouse and production space, with ambient or controlled temperature, office areas and outdoor platforms. Mediapost Hit Mail offers its customers complex solutions that include marketing, logistics and IT. Its product fulfill.ro takes over the entire logistics of an e-commerce store: reception and storage of goods, collection and management of returns, labeling.
Founded in 1997, Mediapost Hit Mail became, starting in 2009, part of the prestigious French group La Poste (French Post). With a significant presence on the market in Romania and Bulgaria, the group formed by Mediapost Hit Mail and its subsidiaries has over 500 employees and a turnover of 57.9 million euros in 2022.
“The constant development of our logistics business lines, and especially of our fulfill.ro product intended for e-commerce stores of all sizes, made our warehouses “remain small” every 5 years. We’ve grown from 1,500 to 4,500 to 10,000 square feet, and now we’re moving into a 19,000 square foot warehouse, which also gives us room for expansion. Interestingly, the main factor that determines the increase in demand for fulfill.ro is not, as one might think, the growth of e-commerce in Romania, but the increase in the percentage of online stores that decide to outsource their entire logistics to a supplier – specialized partner. This supplier-partner takes on the increasingly difficult problems related to the management of human resources of logistics operations, but also those related to authorizations and compliance. Equally important for the customer is the ability to scale in real time when the e-commerce store’s demand increases, and to proportionally reduce the store’s logistics costs when the demand decreases,” said Marian Seitan, Managing Director of Mediapost Hit Mail.
“We managed to develop in this hub an essential distribution center on the logistics map of the capital and beyond, thanks to its varied functions and positioning. At present, this business community is growing due to the expansion of online trade and the retail sector on the one hand, and on the other hand due to the development of light industry which is gaining a larger scale. These two trends also helped to increase the share of office spaces in our hub in Chitila. The results generated an occupancy rate of almost 100% also in the case of this project developed by Global Vision, together with our partners, Globalworth. Our company plans to develop another last-mile project in the area of the northern belt of the Capital” said Sorin Preda, CEO and founder of Global Vision.
“We welcome the Mediapost Hit Mail team to our community and we are convinced that this collaboration will be a long-lasting one! We are glad that we managed, together with Global Vision, to offer a strategically positioned industrial park, with all the necessary facilities for today’s needs. The Chitila Logistics Hub project is more than an address; it is a strategic location for companies looking to expand their operations. We want to set a new standard in the logistics and industrial sectors, through the commitment we assume every day for innovation, sustainability and the satisfaction of our customers”, added Mihai Zaharia, Director of Investments Globalworth Romania / Director Markets Capital Globalworth Group.
The transaction was facilitated by Colliers, the agency being a partner in several transactions in industrial parks developed by Global Vision and Globalworth.
“We are grateful to have had the opportunity to actively contribute to this significant transaction, especially in the context of such a competitive and closely interconnected logistics and industrial real estate market. The size of this transaction is relevant in terms of the extent of the area involved and serves as an indicator of liquidity in the local real estate sector, thus providing a valuable reference for future transactions and strengthening the confidence of potential new investors in the Romanian market. Our team, with extensive connections and a vast knowledge of the market of land, buildings and real estate investments, thus further strengthens its position in the industrial and logistics real estate sector, through consulting and transaction services,” emphasized Victor Coșconel, Head of Leasing | Office & Industrial Agencies at Colliers.
Chitila Logistics Hub benefits from a strategic location, in the northwest of Bucharest, with excellent connectivity in terms of infrastructure. The industrial park is located near the capital’s ring road, the A1 highway and one of the most important railway junctions in Romania. It also offers easy access to DN7, the road that connects to the central area of Bucharest. Chitila Logistics Hub is home to a strong business community that benefits from easy access to good road infrastructure connecting the park to the capital and central, western and southeastern Romania, public transport at the entrance to the park and features that allow optimization of operating expenses.
The park is home to important companies in both light manufacturing and logistics. Among them are HAVI, Mega Image, Rovere and Alliance Healthcare Romania. Due to its proximity to the city’s ring road and access to public transport, the park provides the optimal environment for a business ecosystem.
