2024 IMPACT financial results: doubling of net profit and 80 percent higher revenues

IMPACT Developer & Contractor reports in 2024 an individual net profit of RON 84.8 million, double compared to the previous year. At group level, consolidated net profit also doubled in 2024, to RON 59.2 million, and preliminary consolidated turnover increased by 80 percent compared to 2023, to RON 308.2 million.
Home sales increased by 108 percent compared to 2023, to 328 units traded, plus a commercial space. Together with the parking spaces, gardens and related storage units, they generated revenues of 219.4 million lei in 2024. A significant impact on these results was the start of the procedure for signing the sale-purchase contracts and delivery of the apartments in the new phase of development of the GREENFIELD Baneasa neighborhood. In the last quarter of 2024, 201 units of this new phase were sold and handed over to the new owners.
At the end of the year, IMPACT had 130 pre-sold and reserved residential units, with a package value of RON 77.1 million, which will be transformed into income during 2025. Of these, 120 units are located in GREENFIELD Baneasa.
Last year, the company completed 732 apartments in the fourth phase of development of the GREENFIELD Baneasa neighborhood in District 1, Bucharest. At the end of 2024, 44 percent of them were contracted. LUXURIA Residence, the upper-midscale compound in Expozitiei, was 95 percent sold and pre-sold, and BOREAL Plus – Phase 1, the residential complex in the north of Constanta, was sold and pre-sold in proportion of 63 percent.
The IMPACT group’s indebtedness decreased from 28 percent in 2023 to 22 percent in 2024, and the value of bank loans decreased by RON 96.5 million, with the group’s solvency improving significantly. Also, liquidity increased by RON 21 million in 2024, reaching RON 72 million at the end of the year. The group’s gross margin stood at 28 percent.

IMPACT owns a valuable portfolio of land in Bucharest, Constanta and Iasi, of about 71 ha, with development potential for another 7,333 residential units in 5 new sustainable projects. As of December 31, 2024, IMPACT had building permits for 1,961 units in Bucharest, Iasi and Constanta, with an estimated market value of RON 1.4 billion.
By the end of 2024, IMPACT has leased 97 percent of GREENFIELD Plaza, the first shopping center in the portfolio, certified BREEAM Excellent. With a market value of over 124 million lei, the mixed-use project has an area of 14,001 sqm, covering retail, wellness and office functions.
Throughout 2024, IMPACT continued its involvement in developed communities, with the aim of providing a better quality of living. In April, IMPACT handed over to the City Hall of Sector 1 the 9,650 sqm land for the start of construction works at the state school and kindergarten in GREENFIELD Baneasa, which will serve both the children in the neighborhood and those in the north of Bucharest. In June, at the initiative of IMPACT and representatives of the GREENFIELD community, CNAIR and the Bucharest Streets Administration reconfigured the intersection between Teisani Alley, the DN1 intersection leg and the Bucharest Ring Road, in order to streamline the traffic in the area, especially for the inhabitants of GREENFIELD Baneasa. In November, the company opened the Prelungirea Platanilor Boulevard road, which connects Padurea Pustnicu Road and Platanilor Boulevard in the GREENFIELD Baneasa neighborhood. With an area of 3,000 sqm, it has sidewalks and two lanes in each direction, separated by a median green space. The new road, an investment of about EUR 1 million, has the role of facilitating access for all residents of GREENFIELD and streamlining traffic in the neighborhood.
As part of its involvement in the community and promoting health through sport, the company strengthened its commitment to community and social responsibility in 2024, by supporting the two editions of the Sports Festival, in Iasi and Bucharest, in the GREENFIELD Baneasa neighborhood.
