JLL advised the transport and logistic company Maracana in the lease of 4,100 sqm of logistic spaces in Ploiesti and Constanta
Transport and logistic company Maracana rented 4,100 square meters of logistics space in Ploiesti and Constanta. The real estate services company JLL acted for Maracana in both transactions, a release shows.
In Ploiesti, the company rented 1,800 square meters in the project developed by Alinso, while in Constanta, the contracted area is 2,300 square meters, in the mixt-use project Constanta Business Park developed by Global Vision and Globalworth, in the immediate proximity of the port of Constanta.
The two new projects will increase the logistics capacity of the company, which owns in Timișoara a project of 5,000 sqm, its own property, and another in Cluj, of 7,500 sqm rented in April of this year.
The two transactions reflect the evolution of the market in the last period, the logistics companies, together with the retail and FMCG being the most active tenants.
“The logistics market has continued to be attractive this year and we are glad that we have also contributed through these transactions to maintaining the sustained pace of development of the sector. The successful conclusion of these two contracts was due on the one hand to the very good collaboration with Maracana, which resulted in finding the best solutions to expand their business, and on the other hand to the owners of the two projects, who provided the right spaces to our client”, said Ionuț Grigoraș, consultant Industrial Department JLL Romania.
In the first half of the year, the demand for industrial and logistics spaces reached almost 270,000 square meters, slightly increasing compared to the similar period in 2019 (260,000 square meters).
Bucharest attracted most of the demand for industrial and logistics spaces in the country, respectively 32%, followed by Timisoara, Craiova and Arad.
At the end of June, the stock of logistics and industrial spaces reached 4.76 million square meters nationwide, given that since the beginning of the year the developers have delivered projects of about 300,000 square meters. By the end of the year, the completion of another 300,000 square meters of logistics and industrial spaces at the national level is scheduled.
Out of a total of 4.76 million square meters, the fewest projects are developed in the South-East area, with 38,300 square meters (less than 1% of the total stock).
